Money - Council Approval
From the onset, many developers lack the expertise in Planning and Development, and often submit inadequate and unsuitable plans to Council. This often results in Council 'conditioning' that they employ Registered Surveyors, Structural and Hydraulic Engineers, Soil-Testers, Heritage Experts, Bush-Fire Consultants and other professional services. These Council directives, once written, are totally binding and cannot be reversed.
These consultants will charge you well over $1,200 each for their services and they can be quite slow... This means if you're building a granny flat, it pays to design and submit fully detailed Plans and Specifications in the first instance; otherwise the costs of your development can blow-out by thousands of dollars and be quite frustrating as well.
If you look at kit-home contract 'exclusions' you'll find that Surveyors, Structural and Hydraulic Engineers etc are not covered in their kit price. This can be a huge drain on your budget and we hear about this happening every day. This is not intended to deter you; it simply pays to do the research.
We are able to save you the following costs in the majority of cases:
- Registered Surveyor $1,200 to $1,500
- Drainage Engineer $1,200 to $1,500
- Foundation Engineer $800 to $1,200
- Structural Engineer $1,000 to $1500
- Soil Testing $800 to $1,500
- Bush-Fire Report $700 to $1,100
- Heritage Report $1,500 to $2,200
As you can see, these are HUGE costs- around $4,000 for the average granny flat development in Sydney.
We work to avoid these costs.
Example 1: If the submitted Site Plan is not fully detailed and prepared with accurate detail, Council will 'condition' that a Registered Surveyor be employed; who will charge you around $1,200 for a Registered Survey.
Example 2: If the submitted Drainage Plan is not fully detailed and prepared in accordance AS-3500 and with your specific Council's 'Drainage Code', Council will 'condition' that a Hydraulic Engineer be employed; who will charge you around $900 to $1200 for a Drainage Plan.
Example 3: If the submitted Slab/Footing Plan is not fully detailed and prepared specifically for your site, Council will 'condition' that a Structural Engineer be employed; who will charge you around $1,300.
These 'Conditions' are binding and Council's decision cannot be reversed; You are then stuck with having to employ these consultants and the kit company won't foot the bill, you will!
We avoid this for you by submitting accurate and very detailed plans in the first instance.
