Northern Beaches Granny Flats — Our Avalon Project
Designing for Avalon’s slope and Pittwater views
The Northern Beaches of Sydney boasts scattered dwellings on a beautiful coast-line, amongst untouched natural landscapes. The land form is also uniquely undulating and coastal in nature. This Avalon property was typical of the region, with lots of native trees, massive undulation and ocean views to die for. The challenge was to design a granny flat which blends perfectly with the existing dwelling and the natural surroundings. So the granny flat needed to be functional whilst taking advantage of million dollar views!
The Challenge
This Northen Beaches Granny Flat build is probably the most challenging and exciting project we’ve ever taken on. This is primarily because: 1. This granny flat had to take advantage of the beautiful Avalon ocean views. 2. The property has a slope of over 35 degrees! The slope of land and rocky outcrops needed a particularly skillful builder. The Engineering challenge for the Builder was truly unique here. 3. The design of this granny flat had to be customised in order to provide a roof-storage-attic and a gorgeous veranda overlooking Pittwater bay. 4. The builder had to also construct special stairs etched directly into the landscape. This was so the tenants can access the granny flat from the secondary (parallel) road at the rear of the property.
The Design
The owner wanted to enjoy panoramic views from virtually anywhere within the granny flat. The project used a custom 60 square metre, open-plan design based on our Cabin layout, with a veranda overlooking Pittwater. This completed project is a site-specific example; its area and features should not be confused with the current standard Cabin model.
The Avalon photographs show how the dwelling responds to the slope, outlook and surrounding landscape. The design and construction approach needed to address this property’s access and terrain.
